Fit-out, MEP and kitchen integration — waterfront café, Oman

Fit-out, MEP and kitchen integration — waterfront café, Oman

The records document hands-on coordination across restaurant fit-out, kitchen equipment, MEP interfaces and delivery controls. A project work programme covers plumbing, electrical, gas, fire suppression, kitchen exhaust, grease management, joinery, lighting, commissioning and handover. A separate nine-page equipment BOQ specifies installation, testing, training and MEP coordination. A detailed site-status record lists civil, plumbing, drainage, HVAC, electrical, fire/life-safety and finish works undertaken.

Business situation

A café unit inside a master-planned waterfront development, delivered under landlord technical conditions — every kitchen, MEP and fit-out decision reviewed against base-build constraints and inspection gates.

Mandate

Fit-out execution and coordination across civil, plumbing, drainage, HVAC, electrical, fire and life safety, finishes and inspections; kitchen-equipment specification and BOQ development; programme planning through commissioning and handover.

Scope delivered — evidence-supported only

  • Project work programme covering plumbing, electrical, gas, fire suppression, kitchen exhaust, grease management, joinery, lighting, commissioning and handover
  • Nine-page kitchen-equipment BOQ specifying installation, testing, training and MEP coordination
  • Site-status coordination across civil, plumbing, drainage, HVAC, electrical, fire/life-safety and finish works
  • Stakeholder and landlord/tenant-delivery coordination through technical milestone meetings
  • Technical inspection and readiness coordination (electrical integrity and ceiling-closure inspections)

Operating complexity

Landlord-controlled delivery environment: base-build interfaces, authority inspections, gas and fire-suppression integration, kitchen exhaust and grease management inside a mixed-use development — sequenced against a live handover programme.

Method

One connected programme: equipment and MEP decisions made against the fit-out sequence, inspection gates treated as programme milestones, and every trade interface (gas, exhaust, suppression, drainage) coordinated before it became a site conflict.

Published evidence — register-traced

Outcome

Outcome figures are published only against verified records (register §9). No quantified outcome is published for this engagement yet; the evidence base documents the delivered scope and coordination discipline.

Boundary statement

Statutory design, licensed engineering and authority approvals remained with the licensed professionals and the appointed contractors; GGB’s role was owner-side coordination, specification and programme control.

Evidence note

Contemporaneous records, 2016–2017: a project work schedule (2017), a nine-page equipment BOQ (September 2016), a three-page site-status letter listing 28 executed work items (2017), meeting notes (September 2017), inspection records (2017) and a landlord-approved detailed design package (ceiling revision, May 2017) on file.
