Development service · the site workstream

The lease is the largest unpriced risk in hospitality.

Rent is only the visible number. Utilities headroom, exhaust routes, grease management, service access, landlord technical conditions and licence realism decide whether a site can ever be the venue you are imagining. GGB reads all of it — before signature, while walking away is still free.

The risk of signing first and discovering later

A signed lease converts every site unknown into your cost: the electrical upgrade the landlord will not fund, the exhaust route the neighbours will not permit, the delivery access that adds labour to every order, the rent that no realistic revenue model carries.

  • Rent-to-revenue ratios outside the published viability bands
  • Utilities and extraction shortfalls discovered at design stage
  • Landlord technical conditions that reprice the fit-out after signature
  • A licence class the address cannot support
01

Site read

Footfall, visibility, access, service access, neighbouring uses and daypart character — read against the intended format.

02

Technical headroom check

Power, water, drainage, extraction routes and structural constraints reviewed with the appointed engineers before commitment.

03

Rent logic

The rent tested against the format’s realistic revenue model and the published rent-to-revenue bands — the arithmetic before the optimism.

04

Landlord-condition review

Fit-out guidelines, approval gates and delivery conditions read for what they will actually cost.

05

Lease coordination

The commercial and technical findings packaged for your lawyer’s legal review — one brief, no gaps between disciplines.

  1. 01

    Format first

A site is only good FOR something — the read starts from the intended format’s requirements.

  2. 02

    Kill criteria early

Licence realism and technical headroom checked before commercial romance develops.

  3. 03

    Arithmetic over optimism

Rent tested against modelled revenue, not against the landlord’s brochure.

  4. 04

    One brief to legal

Your lawyer receives findings, not fragments.

The discipline is on file, not asserted:

Design-brief record · September 2013 · hospitality development, Nizwa

Coordinated design brief — scope register

The spaces briefed as one system

  • Basement bar
  • Ground-floor reception
  • Lounge
  • Waiting areas
  • 120 custom side stations — service furniture specified alongside the rooms it serves

What one brief demanded, together

  • Bill of quantities and quotation
  • Reference imagery and 3D design
  • Layouts
  • MEP provisions — engineering asked for at brief stage, not discovered on site
Design-brief correspondence · September 2013 · recomposed from the verified intake register record (docs/proof/INTAKE.md row 7); contacts and individuals redacted · anonymised tier · register row 7 · redacted for publication

A 2013 development brief in the register (row 7) shows the practice: one coordinated requirement package — spaces, equipment, BOQ, 3D design, layouts and MEP provisions — written before commitment, so every discipline answered one question instead of five.

Site and lease due diligence is part of every feasibility study, and runs standalone when a specific lease is already on the table and the clock is running.
