Development service · the build workstream

The fit-out is where the budget goes to be tested.

Between concept sign-off and opening night sits the phase that decides the budget’s fate: design coordination, tendering, landlord approvals, trade interfaces and inspections. GGB stands owner-side through all of it — the discipline of a delivery manager with the P&L instincts of an operator.

The risk of an unmanaged build

Fit-outs rarely fail loudly; they fail by accumulation — a variation here, a resequenced trade there, an inspection missed and rebooked. Each alone is small. Together they are the difference between the venue you priced and the venue you got.

  • Variations priced under time pressure instead of tender discipline
  • Trade interfaces (gas, exhaust, suppression, drainage) discovered on site
  • Landlord technical conditions surfacing after award
  • An opening date moved by paperwork, not by construction
01

Design coordination

The concept, kitchen architecture and engineering briefs held to one coordinated design freeze.

02

BOQ & tender control

Priceable scope, comparable bids, disciplined variations — the tender as a control instrument, not a formality.

03

Landlord & authority interface

Technical submissions, condition compliance and inspection scheduling run as programme milestones.

04

Owner-side site coordination

Trade sequencing, quality checkpoints and progress truth — reported in the operator’s language: cost, date, risk.

05

Commissioning & handover

Testing, snagging, training and document handover before the keys mean anything.

  1. 01

    Freeze before award

Design coordination completes before tender, so bids price the same building.

  2. 02

    Tender as instrument

Comparable scope, disciplined comparison, variations governed from day one.

  3. 03

    Inspections as milestones

Authority and landlord gates scheduled into the programme, not around it.

  4. 04

    Report in operator language

Cost, date and risk — the truth at a cadence an owner can act on.

The register holds contemporaneous fit-out records for a waterfront café delivered under landlord technical conditions — a work programme across plumbing, electrical, gas, fire suppression, kitchen exhaust, grease management, joinery, commissioning and handover; a nine-page equipment BOQ; a 28-item site-status record; and a landlord FINAL DESIGN APPROVAL-stamped detailed design package on file (rows 1/2/3/24 — the waterfront-café dossier on /work). The dining room below is a project-period photograph from the same delivery era (row 19, crop-pass 2026-07-29b).

Fit-out management is the build lane of the full Genesis mandate; standalone owner-side delivery engagements fit projects that already hold a design and need the build controlled.
